We like to keep things simple. As an Apartment Locator with Perch, this is all we ask:
- Lead Nurture: Take care of new leads, including consistent & quality outreach
- Convert: Close at least an average of 20% of Company Leads provided
- Knowledge: Understand qualifying criteria, your market, and the properties available
- Experience: Provide an exceptional experience for all clients and property teams
FAQs
A Real Estate License is Required - This is a 100% commission based role. Sales acumen and experience are vital, and successful agents are often self-directed, being able to build their real estate business autonomously.
While we do ask you to be living in your market, we don’t have an expectation on where or how you connect with your leads and customers. We expect you to be able to take great care of them, convert Company Provided Leads into leases at 20%+, and provide an excellent experience for customers and property leasing teams.
We offer industry leading commission options, based on the amount of total invoicing input each month. Percentages are based on total invoicing, which includes both Company and Personal Leads - so our agents have maximum earning potential! Monthly commission options are broken down as follows based on “Application Date”. Company Provided Leads: 50% on the first $5K Collected | 70% on $5K to $12K | 80% on $12K+ and then Self-Lead Gen ONLY (if you prefer NOT to take Company Leads): 70% on the first $10K Collected | 80% on $10K+
On average, new agents can take home $60K - $80K in year one. In year two and beyond, average agents take home $80K - $100K , while top performers make $125K+.
There are NO monthly Brokerage, Desk, Technology, or other Fees at Perch. You will need to subscribe to an approved Locator Search Database (~$50/month). While no NAR/BOR dues are needed or required to be an Apartment Locator with Perch, you will be required to keep your license up-to-date and active.
Expect the equivalent of a “full-time” commitment if you'd like to work with Company Provided leads. To clarify - this is not a part-time opportunity. We will expect you to be available during weekday and Saturday "business hours" to best suit our customers and the properties they're interested in.
While we do allow “Sending”, most of the time touring with your customer (known as “Escorting”) is beneficial for your success. We see a clear increase in productivity and success when agents are touring with customers vs sending. Reliable transportation is required.
We plan to re-launch our Realty Brokerage Fall 2025 to allow select agents to also work directly with buyers and sellers. At the moment, our agents are only able to work with renters and lease at Property Management Company owned/operated properties (Apartment Properties - but also select Townhome and Home communities are also available!). Our agents are also allowed to work with buyers who are looking for a New Construction/New Build home that has a sales team on-site.
New agents are required to transfer their license to our brokerage, and an agent can only be sponsored by one brokerage. There are options to refer out any business (buyer/seller clients) to an agent of your choice at another brokerage, if you do decide to join Perch!
