What's Expected of You?

We like to keep things simple. As an Apartment Locator with Perch, this is all we ask:

  • Lead Nurture: Educate new leads with persistent & quality outreach
  • Convert: Close a minimum of 15-20% of Company Leads provided
  • Knowledge: Learn qualifying criteria, Property Management Companies, and your market
  • Experience: Consistently deliver an exceptional experience for clients and on-site teams

  • Is a Real Estate License Required?
    Yes! A valid Texas Real Estate License is required to join Perch. This is a 100% commission based role. Sales acumen and experience are vital, and successful agents are often self-directed, being able to build their real estate business autonomously.

  • Can I represent Buyers and Sellers or is it just Apartment Locating?
    You can choose between our two brokerages!

    1. Perch Real Estate, which allows you to work with all clients: Buyers, Sellers, and Renters of private listings and/or Property Management Company owned properties.

    2. Perch Apartment Locating, which allows you to work with renters of Property Management Company owned properties (think "apartments"), as well as buyers of New Construction, without any additional fees (no admin or MLS/NAR/BOR fees).

  • What is the Work Setting?
    While we do ask you to be living in your market, we don’t have an expectation on where or how you connect with your leads and clients. We expect you to be able to take great care of them, convert Company Provided Leads into leases at 15-20%+, and provide an excellent experience for clients and property leasing teams.

  • What is the Apartment Locating Commission Structure?
    We offer industry leading commission options, based on the amount of total monthly invoicing. Monthly commission is broken down as follows based on your client's “Application Date”:

    Company + Personal Leads Combined:
    50% on the first $5K Collected
    70% on $5K to $12K
    80% on $12K+

    Our goal is to get you to $10K+ on average each month!

  • What is the Realty Commission Structure?
    We also offer select agents the opportunity to handle Realty transactions, including transitioning Company Leads (from Apartment Leases) into Buyers:

    Personal Leads (buyers & sellers)
    80% to the agent on all transactions
    20% to the brokerage

    Company Leads (buyers & sellers)
    60% to the agent on all transactions
    40% to the brokerage

  • How much do New Agents make on Average?
    On average, new agents can take home $60K - $80K in year one, with top performers making $80K - $100K+.

    In year two and beyond, average agents take home $80K - $100K , while top performers make $120K+.

  • What are the Fees at Perch?
    To join Perch Apartment Locating (Apartment Locating only), there are NO monthly Fees. You will need to subscribe to an approved Locator Search Database (~$50/month), and keep your TREC License and CE up-to-date.

    To join Perch Real Estate, there is a $79/month fee. You will also need to cover the costs for your NAR/BOR, MLS, and Smart Apartment Data dues/fees.

  • What is the Time Commitment needed with Perch?
    The equivalent of a “full-time” commitment is required if you'd like to work with Company Provided leads. To clarify - this is not a part-time opportunity. We will expect you to be available during weekday and Saturday "business hours" to best suit our clients and the properties they're interested in.

  • Am I Required to Tour with ("Escort") my Clients?
    While we do allow “Sending” and understand it may be necessary at times, touring with your clients (known as “Escorting”) is beneficial for your success. We see a clear increase in productivity and success when agents are touring with clients as well as sending. Reliable transportation is required.

  • Do I need to Transfer my License to Perch?
    All Perch Agents are required to transfer their license to our brokerage, and an agent can only be sponsored by one brokerage.
