Apartment Locating FAQs
Our focus is on saving you time and money while finding you the best apartment in town. We don't just "send a list" - you can find that online on your own! Our team connects with you to learn what you're looking for, and does the heavy lifting to save you a ton of time confirming availability, pricing, and even scheduling your tours.
Apartment communities utilize their marketing budget to reward your locator for bringing them a new resident once you move in - similar to a referral fee. You get a great apartment, they get a great new resident, and your locator gets rewarded for simplifying your search. Everybody wins!
We take the time to curate a collection of properties that suit you, and we want to get your feedback before we help schedule your tours! This "review" together helps save you a ton of time by being more selective with the properties that you tour! Besides, anyone can run a search online for a list. We actually sort through that list to help you make the best decision!
You can reach out at any point to connect with a locator from our team! 30 to 60 days before your "Move-in Date" is ideal, though, since this is when most properties will have their best availability for us to review with you!
When you're ready to apply - and typically no sooner than 60 days before your "Move-in Date". Pricing and Move-in Specials can change daily, and Availability can change by the hour, so we recommend you visit properties when you're ready to make a decision!
We work specifically with properties run by property management companies, which mostly includes Apartments - but also Townhomes, Duplexes, and even Homes! We do not work with privately owned rentals.
Most properties require proof of gross income that is 3 times the monthly rent (the total before taxes are taken out). For instance, if the rent is $1,200 per month, you'll need to provide proof of income of at least $3,600 per month before taxes. This can include any and all provable income combined by all tenants 18+, and from Wages, Government Assistance, Child Support/Alimony, Retirement Income, etc...
You'll need to communicate the extent of your circumstances with your locator. Our team is well versed in helping customers overcome credit and rental history challenges, but only if they are aware of all of the details that will populate when a property checks!
Unfortunately, most properties that work with us do not accept applicants with a misdemeanor or felony on their record.
