These Terms & Conditions (“Terms”) govern your use of our Website and services. Perch operates multiple licensed Texas real estate brokerages that are affiliated through common ownership.

Perch provides apartment locating and related real estate services in Texas and other permitted markets.
All locating services are free to the customer; Perch is compensated by participating apartment communities.

Property availability, pricing, specials, and commissions change frequently and are not guaranteed. We encourage customers to confirm all information directly with a licensed Perch agent.

3. Consent to Contact

By submitting your contact information on our Website or affiliated platforms, you expressly consent to receive automated and manual communications from Perch Apartment Locating LLC, its licensed agents, and our third-party service partners (including utility concierge and internet setup providers) via:

Phone calls (including those made using automated dialing technology)
Text messages (SMS/MMS), including recurring and automated messages
Emails, including automated service updates and promotional content

4. Rebates, Promotions, and Referral Fees

Perch Apartment Locating LLC, Perch Real Estate LLC, and their licensed agents may advertise or offer rebates, gift cards, or promotional incentives to customers.

Referral Fees: Perch may receive referral fees or commissions from third-party service providers (such as rental insurance, utility concierge or internet setup providers) when you utilize their services through a Perch introduction. By using our services, you expressly acknowledge and consent to these potential referral arrangements.

Rebate Conditions: All rebate offers are:

Conditional upon Perch receiving payment from the property where you lease.
Subject to change without notice.
Issued only after Perch confirms eligibility under TREC Rules 535.147(d) and 535.155.
Detailed in writing to the customer prior to issuance.

5. User Responsibilities

When using our Website, you agree to:

Provide accurate and complete information.
Use the Website only for lawful purposes.
Not misuse the Website for spam, scraping, or deceptive activity.
Not impersonate any person or misrepresent your affiliation with another party.

Perch may suspend or terminate access for any misuse or violation of these Terms.
